The Project Accountant will provide primary accounting and administrative support for construction projects, from startup through final closeout. This includes managing contracts, schedules, job cost / budget reports, financials, month end journal entries, draws, AIA billings and other duties as assigned. This position will thoroughly understand the loan draw requirements, funding mechanisms, project progress, and specific project types assigned, taking ownership and pride in work and demonstrating a deep understanding of the project’s financial and construction landscape.
Key Responsibilities :
- Enter approved change orders and budget adjustments as requested by Project Managers (PMs) and other authorized personnel.
- Manage and oversee all financial aspects of assigned construction projects, including contract budget updates, forecasting and reporting.
- Track and analyze project costs, ensuring they align with the project budget and identify any variances.
- Track contracts and monitor construction progress, ensuring alignment with budgets and financial expectations.
- Assist in the preparation and monitoring of project budgets, working closely with project managers to update and adjust forecasts and estimated cost to complete as needed.
Financial Reporting and Analysis :
Timely prepare financial statements and management information for assigned projects / entities, ensuring accuracy and compliance with accounting standards.Prepare and assemble monthly loan draw packages, including assigning bills to specific categories and ensuring all documentation is complete and accurate.Review construction project forms for accuracy and compliance with accounting standards and lender and grantor requirements.Evaluate contract documents and support documentation for alignment with contract requirements and collaborate with PMs for necessary approvals.Reconcile project accounts with the general ledger, investigate discrepancies, and prepare journal entries for corrections and reclassifications.Maintain a thorough understanding of the project's financial status in relation to its progress, ensuring that financial reports reflect actual project conditions.Variance and Issue Management :
Identify and report any negative variances by division before draws and ensure that potential financial issues are addressed proactively, preventing delays or complications for Project Administrators.Solve problems proactively to prevent project delays or issues.Timely make adjustments discussed during the Contractor and Owner Job Cost preliminary meetings and follow up on open matters.Follow up diligently if awaiting responses from lenders or team members to ensure timely delivery of all required financial information and documentation.Collaboration and Communication :
Collaborate closely with Accounts Payable, Purchasing, Forward Planning, and Project Managers to ensure accurate and consistent financial management of projects.Communicate regularly with the construction and accounting team.Participate in project meetings and provide financial insights and updates.Project Ownership :
Fully understand the loan draw requirements, funding mechanisms, project progress, and project type for the assigned projects.Take ownership of work, ensuring accuracy and thoroughness in all financial management tasks.Demonstrate a deep commitment to understanding the financial and construction details, contributing to the overall success of the projects.Qualifications and Competencies :
Bachelor’s degree in accounting, finance or a related field, or equivalent industry experience.2+ years of experience, preferably in the construction of real estate industry.Proficient in Excel, Word, and mainframe accounting systems (experience with RealPage, Premier and Procore is a plus).Strong understanding of construction accounting principles, job costing, project management, budgeting, and financial reporting.Strong attention to detail and ability to work with large volumes of data.Excellent analytical, organizational and problem-solving skills.Good communication and interpersonal skills, with the ability to work effectively in a team environment.Ability to proactively identify and resolve issues.Ability to manage multiple projects and priorities in a fast-paced environment.Seniority level
