GK is a proudly family-owned business transitioning to the third and fourth generations, managing a diverse portfolio of over 200 properties nationwide. GK formed Goldrich & Kest, Inc. in 1957; they expanded to congregate care facilities for seniors and became one of the largest providers of government-assisted housing in Southern California. The company is transitioning from Owner / Operator to Third Party Management (TPM), and GK is seeking a Senior Asset Manager for immediate hiring.
Job Scope
We seek a high-impact, Senior Asset Manager who brings institutional analytical discipline, a property operations mindset with a “hands on” approach. You work well in a team environment and are collaborative, responsive and take full ownership in all that you do. The Senior Asset Manager will be responsible for a portfolio of approximately 25 properties with ~3,500 units and a +$1bn AUM located across Southern California. You will be expected to drive NOI performance, partner with TPMs (Greystar and FPI), manage strategic capital initiatives, and present investment-level insights to executive leadership and GP ownership groups. The successful candidate will be a proactive business partner, capable of influencing operations, synthesizing complex data into actionable plans, and maintaining a detailed understanding of asset operations from the “Curb to Cashflow”. Previous experience in transitioning from Owner / Operator to TPMs is a plus as is previous work in operations. After a brief orientation, you will meet the property site teams, review and prepare budgets, and build rapport with TPMs and your colleagues to “own” the business!
Key Accountabilities
- Leading the execution of the company’s Business Plan across a $1bn AUM portfolio, driving NOI and occupancy growth and adding value through the upgrading and rehabbing of selected assets.
- Developing and monitoring long-term financial projections, setting annual goals for each asset in coordination with Finance and TPMs.
- Participating in and often leading the budget planning process; analyzing historical performance vs. proforma and setting and revising appropriate targets, as necessary.
- Demonstrating a high level of curiosity and always seeking the best answer to undefined problems.
- Identifying areas for margin improvement through revenue enhancement, cost containment and asset upgrades and improvements.
- Acting as the primary interface with TPMs across the portfolio, partnering with them to ensure performance expectations are met and operational plans are efficiently executed on a timely basis.
- Overseeing monthly and quarterly site inspections, focusing on physical condition, maintenance, resident experience, and curb appeal.
- Championing operational consistency and holding TPMs accountable through KPIs, monthly variance reviews, and structured written and verbal communications.
- Building strong working relationships with Regional Managers and on-site Community Managers, cultivating trust and encouraging collaboration, good communication and consensus across the portfolio.
- Analyzing rent rolls, occupancy trends, and market comparable rents to support pricing strategies.
- Collaborating on revenue management decisions, including leasing incentives, renewal strategy, and pricing thresholds.
- Staying abreast of broader market movements to ensure competitive positioning of the portfolio.
- Partnering with Facilities and Construction Department on capital improvement planning, including scoping, budgeting, and project tracking.
- Providing asset-level input on deferred maintenance and long-term value-add strategies.
- Leveraging architectural understanding (where applicable) to assess design feasibility, especially during property repositioning, rebranding and or renovation initiatives.
- Delivering regular financial and performance reporting to internal senior executive leadership and General Partner ownership groups.
- Contributing to investor letters, partner updates, and Board-level reviews with clear narrative framing.
- Directing the work of an assigned Analyst, providing coaching and QA of underwriting, reporting, and research deliverables.
- Serving as a knowledge resource and modeling best practices in structuring deals, interpreting data, and asking the right commercial questions.
Qualifications
7+ years in real estate asset management with at least 3 years in a senior and autonomous capacity.Multifamily experience is essential; exposure to both conventional and affordable housing is preferred.Previous oversight of TPMs required; experience with ownership-to-TPM transitions a plus.Project management, CapEx, and renovation / repositioning / rehabbing experience desirable.Prior institutional background valued but must be balanced with a pragmatic, action-oriented mindset.Bachelor’s degree in Finance, Real Estate, Business, Architecture or a related field. MBA a plus.Strong financial modeling ability (Excel) and familiarity with BI tools (Power BI preferred).Renovation and rehab experience required. Multifamily asset acquisition experience a plus.Competency in variance analysis, DCF modelling, IRR / ROI / NOI metrics, and budget forecasting.Comfortable creating and presenting executive-level decks and reports. Strong financial acumen.Thinking like an owner; demonstrates urgency, accountability, and strong commercial judgment.Highly collaborative with the humility to listen well and the assertiveness and drive to lead.Comfortable challenging TPMs while preserving professional and constructive relationships.Understands that curb appeal, amenities and resident experience are key drivers of asset value.Communicates verbally and in writing with clarity, distilling complex data into persuasive arguments.Reporting Relationships, Location, Compensation and Benefits
The Senior Asset Manager reports to the Director of Asset Management and will be based in Culver City, California at the company’s corporate offices. They will manage an Analyst and work on a team of six including two other Asset Managers and Analysts. The role is hybrid, with 2 days per week based from home and the balance in the office / time on property.
