We are seeking a highly motivated Asset Manager to join our Asset Management team and support our mission.
About the Role
The Asset Manager is responsible for overseeing the day-to-day operations of assigned commercial properties, playing a key role in maximizing investment performance and ensuring operational compliance with lenders and investment structures. This role involves managing tenant relations, financial analysis, leasing broker selection and oversight, lease negotiation, budgeting, system integrations, and investor relations support, and ensuring compliance with regulations. The ideal candidate will have strong leadership, communication, and problem-solving skills, as well as a deep understanding of real estate principles and industry best practices.
Responsibilities
- Build and maintain positive relationships with tenants.
- Address tenant concerns and resolve issues promptly and professionally.
- Conduct regular property inspections and tenant communication.
- Assist with tenant move-ins and move-outs.
- Enforce lease agreements and collect rent payments.
- Handle tenant disputes and legal matters as needed.
Property Operations
Oversee all aspects of property maintenance and repairs, including :HVAC, plumbing, electrical, and other building systems.Landscaping, groundskeeping, and snow removal.Security and safety systems.Janitorial and cleaning services.Preventative maintenance programs.Manage property budgets, including operating expenses, capital expenditures, and tenant improvements.Coordinate with vendors and contractors for repairs and maintenance.Ensure compliance with all applicable building codes, regulations, and safety standards.Asset Management
Formulate and refine investment strategies, aligning with broader portfolio objectives.Support capital transactions including acquisitions, dispositions, and financing.Monitor and analyze property performance, identifying trends and areas for improvement.Provide financial modeling and analysis to support asset management strategies.Develop and execute exit strategies, coordinating with brokers, legal, and financial advisors.Assist in developing business plans and investment strategies for portfolio optimization.Identify, assess, and mitigate risks related to real estate investments, including market, financial, and operational risks.Ensure capital projects, including renovations and development, are completed on time and within budget.Lease Negotiations and Tenant Relations
Oversee lease agreements, renewals, and negotiations, and maintain positive relationships with tenants to enhance occupancy and retention rates.Monitor credit worthiness of major tenants to assess risk and inform strategy.Assist the Director of Investor Relations with gathering and organizing necessary data and ensuring timely response.Help Director of IR to assist investors with questions and inquiries along with preparing and disseminating financial reports.Support efforts to improve investor communication, transparency, and engagement.Conduct financial analysis, including cash flow projections, valuation models, and performance benchmarking.Develop annual budgets, financial forecasts, and asset plans to ensure alignment with investment objectives.Accounts Payable and Debt Service
Oversee accounts payable processes related to assigned portfolio.Ensure timely and accurate payments, tracking cash flows and obligations.Work with accounting and finance teams to ensure sufficient cash to fund operations and debt service.Work with third-party insurance brokers on overall insurance coverages / risk compliance for the company’s portfolio.Ensure all assets comply with local regulations, zoning laws, and lender requirements.Prepare and monitor property budgets.Track and analyze property income and expenses.Collect rent payments and ensure timely processing.Prepare financial reports for management and ownership.Administrative Duties
Maintain accurate and up-to-date property records.Prepare and submit necessary reports and documents.Respond to inquiries from tenants, owners, and other stakeholders.Attend industry events and conferences as needed.Qualifications
5 years of experience in commercial property management.Strong understanding of property management principles.Excellent communication, interpersonal, and organizational skills.Proficiency in Microsoft Office Suite and property management software.Ability to work independently and as part of a team.Strong problem-solving and decision-making skills.Licenses
Nevada Real Estate license with Property Management permit.
